Most of what makes a window look bad isn't the pane. It's the tracks, the screens, and the mineral haze the sprinklers leave behind.
Homes, condos and apartments
Inside and out, sliders included. We work room by room, move what needs moving, and put it back. Most homes take a couple of hours — you don't need to be there the whole time, and you don't need to prep anything beforehand.
Storefronts, offices and low-rise buildings
Single-story and ground-floor glass across Lee and Charlotte County. One-time cleans, post-construction turnovers, or a recurring schedule — weekly through quarterly — with a discount that grows the more often we come. Recurring commercial accounts get first pick of scheduling.
New builds, renovations and turnovers
Construction glass is a different job. Stucco splatter, adhesive residue, paint flecks and protective film all have to come off without scratching the pane underneath. Done wrong, it leaves permanent marks. We price these by condition, not by guess.
The cloudy haze sprinklers leave behind
Southwest Florida sprinkler water is mineral-heavy, and over time it etches into the glass. Regular cleaning won't touch it. This is a separate restoration process — and if it's caught early enough, the glass comes back clear instead of needing replacement.
Window and door screens only
Dirty screens make clean windows look dirty. We wash window and door screens properly rather than just rinsing them, and we re-screen torn panels. Window and door screens only — we don't take on pool cages or lanai enclosures.
Driveways, walkways, patios and pool decks
Concrete picks up algae, mildew and road grime fast in this climate, and it makes an otherwise sharp-looking property read as tired. Worth pairing with a window cleaning — one visit, whole exterior handled.
One thing to know up front: we run off your outdoor water spigot and a standard outlet. Nothing unusual, but you'll need both accessible. We bring the extension cord.
The part everyone forgets
Sand, dead bugs and grit build up in the tracks and sills. It's the difference between windows that are clean and a window that looks clean. Included on most jobs, not billed as an extra surprise.

You get a number before we start, and it doesn't move unless the job does. Quotes are free, and there's no charge to have us look.

Regular schedules cost less per visit — the more often we come, the lower the rate.
Tracks and sills are part of the job on most cleans, not an upsell at the door.
What it costs
Every property is different, but here's a starting point so you're not guessing before you call. These cover interior and exterior glass — doors and large windows count as two panes each.
$150 – $250

$400 and up
Exterior only runs less — most homes land between $125 and $250. Screens and track detailing add a bit depending on count.
Commercial storefronts start at $3 per pane, with recurring schedules saving up to 25% per visit. Post-construction is quoted after we see it, since condition varies so much.
Minimums are $50 residential, $75 commercial, $100 post-construction. Quotes are free and firm — the number you get is the number you pay, unless the job itself changes.
